Rising 35 storeys above Edgewater, Miami’s fast-evolving neighbourhood along Biscayne Bay, this luxury community is grounded in wellness, connection, and a distinctly hospitality-driven approach. DesignAgency collaborated with creative partners Craft, Arquitectonica, and Enea Landscape Architect to develop the immersive 360-degree experience for this acclaimed residential development. The project represents the first residential development under the banner of HQ Hotels & Residences, created by visionary hotelier and longtime DA collaborator, Sam Nazarian, founder of SBE.

The 229 thoughtfully designed residences include a collection of eight penthouses ranging from one to three bedrooms. Flexible layouts blur the boundary between indoors and out, connecting residents to the calming rhythms of the bay while staying attuned to the city’s vibrant energy. Interiors are anchored by contemporary furnishings in quiet, refined palettes that express a new sense of luxury tailored to a sophisticated, globally minded resident.

Developed by Black Salmon Capital, The Boschetti Group and Constellation, this SBE Collection property is designed as a complete lifestyle destination. Wellness takes centre stage with innovative programming by Kane Sarhan of The Well New York, complemented by an intimate speakeasy from Marc Anthony; TOMA, a modern Latin dining experience, by Sofia Vergara and Manolo Gonzalez Vergara; and a neighbourhood coffee outpost by Jack’s Stir Brew Coffee.
